Hot Tub Leaking? How to Find the Source Before Water Damage in Utah

Not every leak is a cracked shell. Most are fittings, unions, or pump seals — if you know where to look.

A hot tub that loses water can panic owners — especially on second homes in Park City or cabins in Kamas where a leak may run unnoticed for weeks. The good news: true shell cracks are less common than plumbing leaks at unions, pump seals, and heater connections. The bad news: slow leaks under the cabinet cause freeze damage in Utah winters and mold in insulated foams. This guide helps you narrow the source safely before you call for repair.

How Much Water Loss Is Normal?

Evaporation is real — more at Park City altitude than in the valley. A few inches per month in summer with the cover off may be normal; sudden daily drops are not. Mark the waterline with tape, run jets for 15 minutes with cabinet dry, and inspect. Leaks often show only when pumps pressurize plumbing.

Step 1: The 24-Hour Bucket Test (Rules Out Splash-Out)

  1. Fill tub to normal level; ensure cover is on
  2. Place a bucket of spa water on the step (same temperature exposure)
  3. After 24 hours, compare water loss in tub vs bucket
  4. If tub dropped significantly more than bucket, you have a leak — not just evaporation

Most Common Leak Points We See in Utah

  • Pump wet-end seals — drip under the pump when jets run
  • Union fittings at pumps and heaters — often after filter service or drain/refill
  • Heater manifold gaskets and pressure switch ports

What You Can Check (Power Off First)

Shut off power at the breaker before opening equipment panels. Dry the equipment bay with towels, restore power briefly, run circulation, and watch where moisture appears first. Feel union nuts for weeping. Do not over-tighten plastic fittings — cracked unions are a common DIY outcome. If the leak only appears with jets on high, suspect jet plumbing or a specific pump outlet.

Winter Risk in Utah

A slow leak that drops water below skimmer or heater intake causes FLO errors, then freeze damage when temperatures drop — we see this on emergency calls in Midway and Heber after cold snaps. If you suspect a leak November through March, treat it as urgent even if the loss seems small.

Call if you cannot locate the source in 30 minutes, if water is pooling under the spa daily, or if you suspect freeze-related plumbing splits.
